Dunkin’ Donuts might be coming to Greenfield – Milwaukee Journal Sentinel

Doughnut lovers are in line to get a new option. A Dunkin’ Donuts is proposed for 76th Street and Cold Spring Road in Greenfield.

Developer Ravi Pandya brought a conceptual plan for his Dunkin’ Donuts, with drive-thru, to the Greenfield Plan Commission on Tuesday, Jan. 8. 

The plan was received positively. The developer plans to submit full site/architecture/landscape plans for the plan commission in February. It could go to the common council March 19.

The Dunkin’ would be on the southeast corner where a house has already been demolished. Also to be razed, if the plan goes through, is the building east of there which houses a business, the plan commission staff report said.

Baking would be done off-site.

A Dunkin’ Donuts would be allowed under current zoning, the staff report said. The corner is zoned C-4 (regional business district). The rest of the block is also zoned C-4 except for one abutting lot, which is zoned low-density multifamily residential. Despite the commercial zoning, there are three homes along 76th Street between the southeast corner and the Rogan’s Shoes shopping center.

A fence would be installed at the proposed Dunkin’ Donuts to provide screening for neighbors, the report said. Also, a landscaped buffer zone would be provided, the report said. 

The proposed doughnut shop would be built closer to lot lines than city codes allow and doesn’t have the required number of parking spaces, the report said. The developer would have to ask for variances.

However, the variance requests would be reasonable, the staff report said.

Although the building would be too close to lot lines, it would still be consistent with the intent of the ordinances and would fit well with the neighboring commercial uses, the report said.

As to parking, the developer, who has built several similar facilities with drive-thrus, has found that about half the patrons use the drive-thru, so less parking is needed, the report said.

While the proposed plan provides 21 parking spaces, the municipal code requires 30 off-street spaces for a limited service restaurant of the proposed Dunkin’ Donuts’ size, the report said.
